Replacement Dwelling
One of our first projects working with Lakeside Planning Services, commissioned at Detailed Design stage, for a replacement dwelling in the sought after area of North Baddesley.
A steel Portal Frame supporting purlins and rafter system with Zinc Roof and Fascia. Side integral Garage with warm roof deck.

The contemporary design of twin gables with open plan Living areas on one side, sleeping quarters on the other, connecting the garden with the house. A simple palette of materials complimenting the design.
We provided the CGIs and Architect Jose Mayorga provided the Detailed Design and Building Regs package with the Engineers.

We provided 3D Modelling as well as the Building Regs package with the Engineers. Planning Approval by local designers Lakeside Planning Services. The extended footprint provides an open plan living, dining and kitchen experience projecting into the deep garden with Bifold Sliding doors.

10 Bed HMO, Romford
with our client acquisition of an existing HMO property in Romford, Essex resulted in the project scope to increase the occupancy into 10 Bed, by way of extending front and rear single storey extensions, completely remodelling the property to current building regulations standard.

Visual impressions 10 bed HMO
We modelled the interior to include artist impressions for the Planners, to indicate the improved communal area, previously lacking in any meaningful communal spaces for the occupants.
The client and contractor commissioned us to act as Agent for Planning, Building Regs using our Architect, as well as the Thames Water Application to move an existing manhole during construction.
Rear Extension Rownhams
Another Project with Lakeside for 3D Modelling & Building Regs package with the Engineers. Planning Approval by local designers Lakeside Planning Services. The rear extension serves the garden with an open plan living experience, the use of a lantern skylight floods the space with Natural Light.

The Restaurant features 44 seating capacity in the first floor, 30 seating capacity on ground floor, with 100 capacity in the events room.
external seating with Cafe at the entrance situated with a shopping quarter.
The Project is due for commencement of full refurbishing later this year.
Co-Living Finsbury
We were very excited to be approached by Gavity Co-Living for a development in Finsbury. Following interior designs and spec we developed a 3D Model and CGIs for early marketing prior to construction and refurb. The project was to become one of the first quality Co-Living developments in the Finsbury Park area.
The project involved 3D animations of the communal areas and Gravity were shortlisted for the Co Living Awards ealrier this year (2021).
